On the move? Use these packing tips and tricks

(BPT) – Let’s face it – moving is hard. Along with the stress of leaving a familiar place and adapting to new surroundings, moving means packing, loading, transporting, unloading and unpacking everything you own – as well as everything you forgot you owned.

While relocation may never be completely carefree, there are ways to ease the anxiety. A well-thought-out approach to boxing up belongings can help simplify the moving process and bring you one step closer to making your new house a home.

* Box it up. To be prepared for packing, seek out a large quantity of clean, sturdy containers in a variety of shapes and sizes. When selecting boxes, you may choose to purchase new ones, helping to ensure they can withstand the rigors of moving. You can also purchase dividers, which come in handy for packing glasses and other small, fragile items. No matter what you are using, remember not to over-pack. As a general rule, heavier items should be placed into smaller

boxes to avoid too much strain on the box (and your back).

* Leave it. The easiest packing is no packing at all. Moving is the perfect time to clear the clutter out of your life. Before boxing up your belongings, decide what to keep. Clothing and housewares in good shape can be donated, and broken or unused old items can be tossed or given to someone who can repurpose them.

Dangerous home buying pitfalls…Myths Revealed!

Having been a full-time professional Realtor® for over 25 years,  I have seen many home buyers get wrong advice and basically end up completely stressed out, disappointed and upset because they didn’t make the right decisions.

Plan to buy a Dearborn MI area home? Get a pre-approval first!

Many lenders today offer a service that is referred to as a pre-approval. Unlike the typical mortgage loan approval, this service is provided to a potential Dearborn Michigan area real estate home buyer before he or she agrees to purchase a certain Dearborn area property. An abbreviated application is taken, and the mortgage lender provides a document stating the amount of money that the buyer will be able to borrow when making a home purchase. The pre-approval also states that it is conditional pending the appraisal of the actual property being purchased and written proof of the buyer’s employment and income. Here are the benefits to both the buyer and seller.

BUYER’S BENEFITS: With a pre-approval, the Dearborn Michigan area home buyer knows exactly what price range he or she can and/or cannot afford. This knowledge in advance prevents a person from falling in love with a home that is not within his or her financial grasp.  After looking at more expensive houses, it can be a real disappointment to begin looking at lesser properties that are affordable. The pre-approval allows a Dearborn Michigan home buyer to begin in and stay in the correct price range when shopping.

SELLER’S BENEFITS: Whenever an offer is made, it is usually dependent upon the buyer obtaining the necessary loan amount from a lender in order to complete the home purchase. It may take a few weeks or a month to find out if the buyer has been fully approved to purchase for a Dearborn area home. During this time, the Dearborn house is off the market and not available to other would-be buyers.
